Questions to answer before you lease a small office.
Use this list to compare any small office, including ours. Print it, take it on tours and write the answers down.
Before you tour
Know what your business needs.
- How many people will work in the office, now and in a year
- Whether you need a window, privacy for client calls or room for equipment
- Your all-in monthly budget, including anything not covered by rent
- How you, your team and your clients will get there, and where everyone will park
- Your ideal move-in date and how long you want to commit
Questions to ask any landlord
Get these answers in writing.
- What exactly does the monthly price include, and what is billed separately?
- Is there a deposit, application fee or move-in cost? Are there scheduled increases?
- How long is the lease, and how much notice is needed to leave or renew?
- Who handles maintenance and repairs, and how do I request them?
- What are the access hours, and how are keys or access handled?
- What internet is provided, and is it shared, wired or wireless?
- Where do tenants and visitors park?
- How are mail and packages handled?
- Can my business name appear on signage or in a building directory?
- Can I use the address for my business registration and mail?
- What insurance does the lease require me to carry?
- Is furniture included, and can it be removed?
- Could I move to a different office in the building later?
